Every tenant has different requirements. You find this when showing a flat to prospective tenants.
Modern Or Traditional?
You might find that the agent or several tenants want a modern flat. A small number will prefer traditional.
Carpet Or Not?
One apartment tenant wants wooden floors. Another wants fitted carpet so as to be able to work and walk about in the middle of the night without waking the baby upstairs.
White Goods Wanted
One tenant would be aghast at the dishwasher not functioning. Another might not even notice because they are hand washing. One tenant thinks the discoloured surround to the microwave is important. Another cooks in the oven and mentally blocks out the microwave. One wants a spare fridge. Another says it's in the way.
Bathroom Needs
One wants a shower curtain over the bath.
Another thinks a bath is a waste of space and would have preferred a second shower.
One person wants separate taps in order to wash items in cold water. Another prefers mixer taps.
Animals & Wildlife
One person is scared of foxes outside the patio door and terrified of the prospect of ants, rats, snakes. Another is delighted at seeing wildlife and showing it to their children.
Central Shops Or Rural?
One person likes to be near shops, and the station, nurseries and schools, a lots of local life.
Another wants to be away from the noisy roads, fights at night, kids screaming in playgrounds, and to be able to enjoy peace and quiet and a soothing snooze in the daytime.

One tenant requires a computer desk and garden furniture.

The next wants you to take away all the clutter, not a single item.

One asks for extra bedding whilst theirs is in the wash. Another loses the bedding which matched the curtains. it turns out they have simply put the second spare clean duvet cover on top of the first instead of washing the first one supplied.

Another prefers to have old stuff their kids can break and not to have to worry whether they will get deposit defected for breaking one of a matching set of 12.
One person doesn't even notice the items already supplies. They can't see the radiator bleed keys labelled radiator bleed keys.
Another has a cleaner who throws out everything, including the grill pans which came with the over, meaning you need oven numbers to re-order, and the item is now out of stock and ones from other flats won't fit.
They also throw out the eggs trays and ice jug which are part of the fridge. And the box with all the instruction books and guarantee cards insurance.
Some people hang pictures everywhere leaving holes in walls - £300 pounds to repaint one room, means a bill of well over a thousand pounds, at least a month's rent, just to repair damage.
Sometimes you think, buy cheap just to have the place nice and new for a photo. Then give them what they really want and need when they move in.
