What Rental Contracts Could Include - and Tenant's File

1 Length of tenancy and period of notice on both sides - signed on every page.
2 No pets (or higher rent, professional cleaning, name of person outside flat who cares for pet)
3 Keys, number of keys, spare keys, replacement keys, return of keys, cost, penalties
4 Water, gas, electricity, council tax, maintenance charge
5 Where to turn off water/electricity/gas in emergency or during repairs
6 Fire muster point
7 Supply of fire alarm, fire blanket, CO2 detector, first aid kit, testing and replacement
8 Reporting problems to landlord and/or their agent
9 Sub-letting
10 Parking restrictions, keys, codes, visitor parking
11 Disposal of refuse
12 Tenant's association and/or landlords' property association
13 Inventory - Scotland, I read, has banned charging tenants so rents have risen
14 Time of checkout
15 Deposit and return of deposit
16 When tenant is overseas or property empty
17 Insurance of building/landlord's property/tenant's property
18 Emergency numbers / porters phone numbers and their hours
19 Names, ages, identities of all tenants
20 Credit check on tenants
21 Curtain, carpet, wear and tear
22 Cleaning
